This complex commercial study and master plan of a 120-acre area situated northeast of the city center focused on the retail core and commercial opportunities within the area.

The community consisted primarily of commercial strip development and duplex housing units. Our strategy was to consolidate the existing commercial development into a mixed-use retail/commercial/residential core to promote secondary growth for transitional and residential sub-areas surrounding the semi-urban core.
