A unique mid-block solution, the mixed-use retail/office building pulls a conventional massing apart, thereby affording unprecedented views into the center of an urban block. Passers-by and patrons alike are invited to appreciate and explore new perspectives of neighboring landmark structures. For its occupants, the raised volume offers elevated façades with significant views to downtown and Elliott Bay. The lower roof (which is covered) provides a large outdoor environment for planted space and socialization while also connecting to two full stories of street-oriented retail.
The proposed design is a 12-story, 240 ft tall structure, consisting of: 2 stories of retail, a 68 ft tall open-air deck, and above that, 9 stories of office use totaling 169,000 gsf.
Parking for 136 vehicles is located below grade, accessed off the alley along with loading. Total above-grade, enclosed building area is 213,000 gsf. Additionally, the 2 major roofs will provide outdoor open space for building occupants.
The site is directly adjacent to the west edge of the Downtown Retail Core. Four Seattle Landmark structures are within 100’ of the site.
